Like any kind of business photography also entails a lot of work.  Although it is fun to do there is still plenty of work.  Things like getting clients when you first get started is hard.But just like in anything if you do it right then you can succeed someday.That would be the reason why we would be discussing some things in this article on how you can get your first photography job.

One of the biggest jobs that you cang et is the wedding.This is big because the pictures which can be memories for the couple will depend on you.  As a San Diego photographer the best way to get your first job is to network.There a lot of people who get married everytime.And there are many people out there who knows someone who will get married.If you would just speak up about the job that you do then you can get the first photography job you are looking for in no time.Most of the time the first gig you will get is through a referral.

The next big thing aside from wedding shoots is landing some corporate shoots.This job is very hard to land because hirers usually want an experienced one to do this kind of job.  As a San Diego corporate photographer the way I got my first job was to look for smaller companies.  Smaller companies usually have smaller budgets so they might not be able to afford more expensive photographers.This is a very good chance for you to land the job because they might as well give you the responsibility to do the job.

Finally there are other events or portrait types of jobs that you can still take.There are many big events out there which you can try.  As a event photography San Diego service I got my foot wet by taking photos of events.These jobs had no pay but the goal was to build up my portfolio.  This way people could see my work and trust me to do a good job.

So there are some of the ways on how to get a first photography gig.It will pay off as long as you have a lot of perseverance and hard work.

Are We Really All Connected? Or, Are We Really All Seperated?

I overheard an interesting conversation the other day. The woman that was talking to another said that she believes we are all ‘connected’.

After thinking it over for a bit, a few questions came to mind.

If we are all connected then why do people feel lonely at times? One would presume that if we were all connected that it would be impossible to feel isolated or lonely.

Another thought is that if we are all connected why do we have so much trouble understanding each other?

Why do people miscommunicate so often? This doesn’t require much explanation because frankly, everyone has experienced the effect of misunderstandings in even the most basic of human communication.

Why do people fear telling others about bad breath, when it is easily solved with a product like therabreath? It is an act of kindness to tell someone.

Why are their wars? If we were so wonderfully connected there shouldn’t be any warfare. Any issues that come up would be rapidly solved by the innated understanding that should come from being connected.

Why is there so much diversity in our various belief systems and backgrounds. Let us face it, many cultures are almost diametrically opposed. One cultures ‘normal’ idea is another’s radical thought. This is similar to freedom fighters and terrorism. What one man calls a terrorist, another man will call a freedom fighter. This is living proof that our perceptions and beliefs are radically different from each other.

Why can such a powerful tool for oral health, such as the Hydro Floss oral irrigator – be a big uknown for so many people?  

One some people call evil, others call good. How can this be? If something is bad or evil, it just is so. Why would someone else call it good?

With so many different ways of thinking, so many different believes, so many different value systems and all the variations of human thinking – how could we be all ‘connected’.

How come more people don’t find out about a good thing, such as Oramd, more quickly, if we are all, ‘connected’? 

I’m not sure there is a good answer to this. All I can say is that if *I* were in charge – all of these problems would go away! Ok- Just kidding. I’m not such an egoist.

Another Action less Weekend

Mr. Mwangangi, towering above the iron gate at my Doonholm residence, woke me up before the chicks were let out of the pen. He had come to collect his lorry full of products made at my workshop for his countryside hotel. The deal was good and we had donated a good chunk of the proceeds towards charity, including support for my friend’s wedding. The wedding was scheduled for that very Saturday and I was coordinating the whole event. The bride arrived at midday and the ceremony went on without a hitch. Later in the evening, I proceeded to the workshop to clear a pending project. The following day was spent at home with my son crawling and cooing in the house and later we joined my in-laws for a family joint-dinner.

When it comes to landscaping people mostly think about plants that they would buy.  But there really are many more ways you can improve the look of your yard aside from plants. With a good contractor and some creativity you can really make your landscaping look great.  So in this article we are going to look at a couple of ways you can improve your yard.

Improving the hardscape of your yard is one way to improve the overall landscaping.Hardscape is the part of a yard where plants are not involved. Fountains are another thing that can be great for your landscape and this is already gaining popularity amongst house owners.  Fountains really add to the look of a yard.  It adds a nice touch that really makes your yard look peaceful and elegant.And it can be the centerpiece of your landscape. 

So there are some of the ways to make your landscaping look great. As you notice it focuses not particularly on the plants but it looks to enhance what you do with the plants.

Trade shows are great events for all types of businesses.If the trade show is centered around a particular market that your business is in, that is even better.  That means you will have people interested in your niche that you can talk to about your business.But the point I am trying to make is most of the times a trade show is used incorrectly.This article will get into the most common ways people use it incorrectly.

First of all if you want to have any benefit to a trade show you must have a great trade show display booth set up.This is what is the heart of your business.Because if you have a booth that is ugly or not attractive you will end up with nobody coming by.So set up that is professional and attractive will be the secret to this all. Because if you are able to get them to come to your booth, you will then have the opportunity to show your product. 

But what most people do wrong is they first try to make a sale to everybody.Naturally is is the main reason and goal that people set up booths at trade shows.But the honest truth is most people there you won’t sell.  Everybody that sees your trade show pop up displays may not be in a buying mood.But if you focus your energy on getting the lead, you end up with more opportunities to make a sale.

So instead of focusing on just making a sale, focus on getting leads.Because you have a better chance of just getting their information rather then getting the sale immediately.With all their info in your possession you can follow up and try to make a sale later. So when you have your trade show banner stands attracting people over to your display concentrate on getting their information first.After which you then you can attempt to sell them.Because what you can do if you don’t sell them, is you can do a follow up where you can sell them another offer.

This is the most advantageous way to use a trade show.Make an effort to try to get their contact information first, then you are free to try and sell.

The advantages and disadvantages of buying a home at every stage of foreclosure

You have probably heard all this talk about how buying a home in the process of foreclosure is such a good deal and the fabulous discounts that you can obtain on the market price. It is true that you can sometimes get good deals but in order to close one of them, you’ll need to be familiar with what happens at the different stages of foreclosure and the advantages and disadvantages of buying at each stage. There are petty of pitfalls to negotiate and you’ll need all the help you can get.

There are four different phases in the foreclosure process and we shall deal with them one by one.

Stage 1:  Missed payments

In many states, the borrower must fall 90 days behind on his mortgage payment before any lender can begin the process of foreclosure. This is the stage where they borrower has the maximum number of options to avoid actual foreclosure. The lender could also be keen to settle the matter before it gets any worse.

Advantages:

-a homeowner will be anxious to sell and will cooperate fully in trying to avoid foreclosure
-the homeowner may, with the co-operation of the lender, provide an attractive discount as well as other cost concessions.
-because the homeowner is not yet in desperate financial problem, the house is likely to be in better shape as regards essential repairs and maintenance
-there is plenty of time in which to carry out a proper inspection of the house

Disadvantages:

-the lender may not settle for a price that is less than the outstanding on the mortgage
-the home owner is still in possession of the house and you may need eviction proceedings to get rid of him

Stage 2: notice of default

When the borrower falls more than 90 days behind on his mortgage payment, the lender will issue a public notice noting the default and calling upon the borrower to make good the deficiency within 90 days failing which foreclosure proceedings will commence.

Advantages

-because the home owner is staring foreclosure in the face he would be under pressure to settle and it is possible that he may accept a price below market.
-there is plenty of time in which to carry out inspections and research the property thoroughly

Disadvantages

-unless the selling price covers the full amount of the mortgage and all costs, it would become a short sale and the approval of the lender is required.
-the home owner is still in possession of the house

Foreclosure auction:

If the homeowner fails to come up with the amount due within the time period stipulated in the notice of default, the property is put up for public auction.

Advantages

-because the lender is only interested in recovering the amount due to him it is possible to get a house at below market value.
-because of the substantial cash payment required, there would be less competition in buying the house

Disadvantages

-substantial cash payment is required on the auction date
-the buyer has to take the house in a “as is” condition
-the buyer will continue to be responsible for any liens or encumbrances on the house
-no inspection is usually allowed

REO properties (Real Estate Owned by lender)

If, for any reason, the property cannot be sold at a foreclosure auction, the bank or lender takes possession and these properties are called REO properties. These properties will normally be listed on the MLS and can be bought through a real estate agent.

Advantages:

-the bank would be keen on selling the property and therefore willing to negotiate reasonable terms on price and closing costs
-you will obtain clear title as REO properties will not have any liens or encumbrances in the form of other mortgages or back taxes
-the house would be vacant
-because the bank has listed the house on the MLS they will pay the real estate agent’s commission
Disadvantages:
-the sale would be on an “as is” basis and the bank would not take responsibility for any repairs
-there will usually be additional paperwork involved

I’ve been in love with the show Gilmore Girls for seven years

It’s a show about a mother and daughter who are very close in age and act more like sisters. The best thing about the show is their inspiring relationship. In almost a decade on air they’ve gone through some tough times, but always come out closer and understanding each other better in the end. It’s a great show for young girls to watch because the lead, Rory, is very bookish and attended an Ivy League school. Her mother is also inspirational for having raised Rory all by herself after giving birth at sixteen. Lorelai, the mother, is fun loving, but usually knows what’s best for her and her daughter. As she always says, “I have a pretty good track record for keeping you alive.” The third generation of women on the show comes in to play with Rory’s grandmother and Lorelai’s mother, Emily Gilmore. To truly understand the Gilmore Girls one must appreciate all of them as a whole. Though there’s tension between Emily for being stifling to Lorelai as a child, her every move was truly intended to make Lorelai better. I think it’s a lesson Lorelai learned as the show progressed. It’s something that hopefully Rory will take and bestow upon her daughter.

Important things you should know about home appraisals

In the buying and selling of property, it is critical both for the buyer and the seller to establish the true value of the property. If mortgage financing is being used for a transaction, it is also equally important for the lender to establish a true market value so that he can determine how much lend on the mortgage. The best way to obtain a result that is fair to all parties concerned is to engage the services of an independent and impartial expert to carry out the valuation. You should understand fully the process of appraisal and how an appraiser goes about doing his job.

Appraisers are professionals who are licensed by the states in which they operate and who have been through a proper course of study and training. To preserve the impartiality and the objectivity of the opinion that they render, they will normally have no connection with either the buyer or the seller. A mortgage lender will accept the result of an appraisal commissioned by the buyer or seller provided the appraiser is acceptable and the appraisal is not more than six months old

Appraiser reports are often quite detained and take the following factors into consideration:

-a detailed description of the property and its features and a comparison with three similar properties preferably in the same area
-a critical evaluation of the neighborhood and local real estate market
-factors which lead to a diminution of a property value such as a poor access road or a bad state of repair
-significant structural damage
-a report on the community in which a house is located go to such factors as local amenities and conveniences

Based on this report and his findings, the appraiser will use one of two techniques to value the house. The first technique is called the Comparison sales approach and estimates the value by comparison to three similar properties in the same neighborhood that are similar to the property being valued. The properties used for comparison called “comps” in real estate jargon cannot be identical in all respects to the property being appraised and adjustments have been made for the plus and the minus points. Once these adjustments have been made, the appraiser arrives at the value the comp would have sold for and uses this value as a basis for the house under appraisal. The second technique is called the cost approach and uses replacement costs as the basis of valuation. In other words, the appraiser works out what it would cost to build the house today using the current prices of materials and labor. This approach is more suited to new houses.

There are some points you should keep in mind about the appraisal:

-not all be built up area would be considered in the valuation for instance an unfinished basement or a basement that is not up to scratch
-the costs of many improvements such as a refurbished kitchen of a new roof would be ignored and full value will not be given by the appraiser.

Because an appraisal is a function of the appraiser’s judgment, no two appraisals would be identical and there may be variations in the appraised value. If your chosen are properly licensed appraiser, these variations can be ignored as there would be no element of partiality or bias in the valuation.
